FAQs

Questions investors ask us first

Are you a direct lender?

No. Zion Noah Capital is a real estate investor financing brokerage. We compare your deal against programs from participating lenders and financing sources, help you choose a structure, and coordinate the file to closing. The lender you choose underwrites the loan and makes the approval decision.

Do I need a W-2 or tax returns to qualify?

Often not. DSCR loans qualify on the property's rent, and fix & flip and bridge loans focus on the deal, your liquidity and your experience. Lenders still pull credit and verify assets with bank statements. Some HELOC, commercial and line-of-credit programs do require tax returns.

What should I prepare before applying for financing?

Have the property address or target area, purchase price or value, your requested loan amount, a rehab budget or rent figures, a list of past deals, recent bank statements showing liquidity, and your exit plan. We'll tell you what a lender will require for your specific product.

Can I qualify as a brand new investor?

New investors can submit a scenario for review. Eligibility depends on the selected lender's experience requirements, property, credit, liquidity, contractor or team, and proposed structure. No first-time-investor eligibility is implied. The planned New Investor Program focuses on education and financing readiness; enrollment is not open, and interest is not admission or loan approval.
